Tile 42Mar 30, 2016 5:05 am Just from the point of view of property inspector that has done thousands of pre purchase property inspections, many on homes that are 20,30 50 year old, metal roof is less likely to leak. Cement tiles will fade and become brittle and terracotta can have unsightly moss (so can colorbond). I think it's too close to call, it's about the taste and you can't debate on that. Just the other day I inspected 60's house and the terracotta roof looked as it was going to last forever and last week I inspected frame with tiles on and found 12 cracked tiles(some right through) You figure. Tile 43Mar 30, 2016 9:10 am Having gone through a severe hail storm, on the Central Coast (NSW), some years ago, our concrete tile roof was smashed on the side that took the worst of the storm and the subsequent water damage was very bad. Ceilings came down and nearly everything in the rooms was destroyed. Half the house had to be replastered, floorcoverings and furniture replaced, it took months. Next door neighbor had a colorbond roof. It was severely dented but remained intact and did not leak. His roof was replaced about a year after the storm, so many roofs were damaged it took that long to get to him. With the marked increase in these severe storm events (climate change) as far as I am concerned, it is a no brainer. Re: Which roof is best? Colorbond v. I think tiles look so much better but if you must go for Colorbond, please don't choose that God awful bright white colour. Go dark otherwise it is blinding in the sun especially after a shower.
