Is it at pre hand over or is it a seperate inspection? The reason I ask is my husband organised it and his a bit confused as to when they come out, just wanted an opinion? Thanks Re: Building Inspector - Ask Anything 127Jul 06, 2015 8:33 am Building inspector will carry out statutory inspection as part of mandatory inspection before granting occupancy permit. Your private inspector should do it a week before anticipated handover so as to give builder time to address any issues otherwise handover may be delayed or you forced to move in without work completed or issues addressed. I have my pci inspection coming up and i'm not overly happy with a couple of problems i've found. First is where the pantry is under the bulkhead. It isn't level, one side has a clearance of only 1mm while the other has just over a 1cm. Is this acceptable? Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ The other is tiling in the bathroom, it hasn't been tiled to be vertically aligned with the door and has a slope that differs by about 1 cm from the top to the bottom when compared with the adjacent door frame. Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Are these purely cosmetic issues, or am I able to demand they be fixed? jarradb, area above the kitchen cabinet are cosmetic poor standards of work, you can state that out to your builder, however, I don't know if it is the joinery or the bulkhead that are not straight. Simple way to fix this is to gap fill, and you wouldn't be able to tell in the future. The laundry hasn't been build to standards: - No waterproofing to above the laundry tub and around the taps, you need to request that the tile to be removed and waterproofing be installed. - The laundry plasterboard wall doesn't seem to be of a waterproof plasterboard (looks as if they just used normal plasterboard), it is recommended a blue board or villaboard to be used in wet areas. Having the tile removed to rewaterproof, the builder can fix any tiling issue as well. I would suggest that they use whole tiles from the corner coming out, that'll give a much better looking finish. I know this is an old thread but it just made me think. Hey, I don't think I saw any water proofing behind our laundry splashback which is tiled... We have a mixer tap in corner of a stainless steel trough and no taps on the wall. Would it still require water proofing? Building Inspector - Ask Anything 129Jul 18, 2015 8:32 pm Mine didn't have waterproofing behind tiles on laundry bench but had it on the floor. Same applied for around wall above vanities in ensuite and bathroom. No blueboard or water resistant cement sheet used either in the laundry but was in bath and ensuite. Re: Building Inspector - Ask Anything 131Jul 21, 2015 8:16 pm Man_201 Wow, Who's your builder If you search you will find out. I'm not trying to be smart either. Are you saying that waterproofing needs to be above vanities, & laundry benches even if tiles are there? If so please point me to the relevant standard. Re: Building Inspector - Ask Anything 132Jul 26, 2015 7:36 am Hi, can anyone recommend building inspector for the pre-plaster inspection and final inspection of the new build on a Sunshine Coast please. Is builder obliged to rectify defects of the building inspector and does building inspector comes back to check defects were actually addressed? Also do inspectors check eg. ducted air-con installation and concrete driveway and footpaths when included in a contract? Thank you, Assh ps. I just found this post - I have put this question in the "building a new house" forum and don't know how to move it - sorry for duplication Re: Building Inspector - Ask Anything 133Jul 26, 2015 8:38 am Crazyk Man_201 Wow, Who's your builder If you search you will find out. There is no two ways about it, if it hasn't been build to standard then it need to be ripped out and rebuild to standard. I am also a license builder, we don't compromise. And your attitude of not building to the highest standards bothers me!!! Re: Building Inspector - Ask Anything 139Jul 26, 2015 3:28 pm I generally dont get involved in waterproofing issues unless its going to lead to structural problems.. Ill leave the tiling issues to you. Just curious are you licenced to design & certify structurals or do you hire an engineer? We are not accredited to do structural design I would send it to the certifier who is technically your representative and working on your behalf not the builder's 1 2320 I had an old shower unit that broke on me and when I took it off, there were only 2 water pipes, instead of the normal 2 water pipes and a shower head pipe.
