Browse Forums General Discussion 1 Jan 11, 2014 8:52 pm Hi, I'm building soon, custom design. We're debating between two designs. Modern two storey design or a 3 storey design(where the bottom level is a garage only). Very much leaning towards the 3 storey for a number of reasons. My concern is streetscape and creating something out of context. We're a few hundred mtrs from the beach but the facade of the design is really suited to be 'on' the beach with views - we are surrounded by a mix of old homes, new homes but nothing of this standard in the immediate vicinity. My question is to gauge thoughts on how you define context and appropriateness in a neighborhood? Do you just build what you want within the guidelines? Are high end looking homes reserved for beach front and places with views? Thanks. Re: is this appropriate to build? 2Jan 12, 2014 8:13 pm Sounds like you should consider if you are overcapitalising for the street? Or do you think that in a few years more houses may be upgraded. Everyone has different opinions of streetscape - personally I hate it when people build a modern house in a street of more traditional homes. But in the end it is your house. If you you are close to the beach with a beach look I think that would work ok. Re: is this appropriate to build? 3Feb 01, 2014 11:34 pm 15 years ago I built my own kind of federation weatherboard, basically because I am a carpenter and joiner, so even made my own windows, and front door..a beautiful house with dormer windows in the attic space, in an area so it complimented the surrounding homes. I even think it increased the value of the surrounding homes. But alas, one by one, these older homes are being demolished and monolithic double storey square box houses are being built.,so I reckon go for it,and the others will soon follow. Re: is this appropriate to build? 4Feb 02, 2014 9:18 am If you are near the beach you will eventually find all those old homes will gradually be either renovated or bulldozed...Yours will retain value especially if you will have ocean views. However if there is a mix in your street that might take time it would be best to go for a beach look frontage and be a little sensitive to the streetscape around you. Nothing worse than a modern "box" near older homes.... If you don't have ocean views then why the 3 storey. Nothing worse than problems with overlooking neighbours, shadowing their house, and having to forgo big windows to give them privacy in their backyard (which is their right). Btw, Oldchippy, your house sounds gorgeous!!!! Unless the room is for storage then it's non compliant BCA V2 2019 S3 P3.8 You have 2 options 1. The builder deconstructs the section and rebuilds as per plan /… 7 10658 Thank you so much everyone. This all makes a lot of sense. I guess when you talk to a builder who butters up everything to look very polished, you get to start believing… 7 17516 thank you! do we need to get this or our builder before we commence new build on the block? 2 10404 |
