We've bought a block in a new stage of an estate and I'm wondering how does the fencing work as there's no one building yet , who chooses the colour , is it up to the first to build and everyone else follows ? Our block has 4 other houses to share with and were worried we could end up multi coloured . In other stages most have dark brown colourbond but a couple have Sanyo colour and it looks odd . Mine stipulated what was and wasn't allowed in regards to materials and colours so it didn't look odd overall. Blog: http://dandesbuild.blogspot.com.au Re: Fencing question 3Jan 06, 2014 9:07 am First check whether your estate has any covenants about fencing (they are basically a notation on your title which can cover a variety of things from fencing to what can be constructed on the land, I've even seen one that stipulated that your clothes line should not be visible from the street!). Your solicitor or conveyancer should be able to point you in the right direction if you can't find your covenants (if you have any). Secondly, as you and the neighbours will likely be sharing the cost of the fencing it's always a good idea (and a foundation for a good neighbourly relationship) to talk to each neighbour about the fences. Have some quotes for what you would like to construct on hand. Your local council will be able to give you contact details for whoever owns the adjoining blocks of land if you send them a letter. I never thought about the contract stating what can and can't be used but I guess that's a good thing . How does it usually work with paying half of the fence ? Especially when you've built first and have fencing done before others are there ? Re: Fencing question 5Jan 09, 2014 12:39 pm My neighbour contacted the sales office, who then contacted me with the email and phone number of my neighbour and told me that he would like to discuss the fence with me. I would suggest doing the same thing when it gets to that stage. This, of course, depends on whether the blocks have been sold. I was lucky, 3 of my other neighbours had fences included in their building inclusions so I didn't have to pay anything. I just turned up to my block of land and a fence was built. My estate only allowed for lapped and capped fencing so it was all consistent. I only have to worry about one more fence but I am waiting to see if those people have it included as well before I approach them about a fence Re: Fencing question 6Jan 09, 2014 6:29 pm Thanks , I asked the solicitor and it says what type is required but no rules for the colours , hopefully everyone follows the first and common sence prevails . Building new home , how does it work if like your situation the fences are provided during the build ? Is there an obligation to still pay half even though u didn't agree to a quote or anything ? I am building house in south western Sydney and my neighboring property is a “home and land package”. Yesterday, I received a letter from the builder of that house asking me to contribute half for the construction of the fencing; When they sell that property on their brochure it stated the cost of the house include “side & rear boundary fencing”. So in this case do I have to pay half for this builder? Do I have a say in choosing the colours if I pay? Is there a time period that I have to pay (can I postponed the payment by couple of months)? Re: Fencing question 9May 23, 2014 10:16 am I delayed the installation of my fences as long as possible as the lack of fences allowed truck, earthmoving equipment to access my rear yard via my neighbours vacant land & also building materials (i.e. paving bricks, sand concrete etc) could be delivered to my rear yard as my house was almost as wide as the block so the only other access would have been through my house. This was informally agreed with my neighbours. The fences were installed when the last house was built and most landscaping was substantially completed.
