You really want something to stop the sunlight before it gets inside the house. Blinds/drapes will help a bit, but the heat is already inside. Ideally you would stop the direct sunlight hitting the window.

Advice on house orientation p 42Mar 21, 2014 2:58 pm housebythewater I'm a bit late to join the fray, but thought I'd dare offer you a little support! I wonder if you have already made your decision. We will also have a double height void above our living area with large windows. The windows will face more NW and we are not flipping the plan because we want to maximise our view. Here's what I have in mind for us: - Internal (automated?) blinds recessed into ceiling. - Potentially drapes also. - Strategically plant shade tree to partly shade windows in Summer. - Plenty of windows that open upstairs, including in the area shared with the void space. If that all proves to be inadequate, I will consider a wooden (or wood-look) slats screen on the exterior, but I don't expect I'll need to go that far. We picked the design because we love the big open space and the view it affords. I know that the West sun could potentially cook us, so I'm planning accordingly. You may not have space for a good shade tree, but there are some stunning shade screens these days. There are plenty of ways to create shade. Good luck. We decided to flip the design so it will get the morning sun instead. Unlike you, we don't have any views. We intend to have motorized blinds to begin with and will see if that is sufficient. Btw, I had a brief look at your blog. You have a great blog and I really liked your house plan as well. Thank you so much for the effort. We will use it to talk with builder. We also had idea of building duplex instead and seeking suggest ions. viewtopic.php?f=31&t=106744 11 13769 Versaloc is a mortarless besser block system that still needs a properly engineered footing.
