I have just placed a holding deposit on a block of land while my solicitor reviews the contract/ Negotiates some terms. I am looking to get Soil Testing / Classification on the land prior to settlement, has anyone done this before? Does anyone know a reliable company which i could use in Sydney's South West? What are the things to look out for when buying a block of land? Any assistance is greatly appreciated. Keep in mind that most builders will insist on doing their own report. We had two tenders done, each builder did their own soil test, their results were different and neither matched that held by council. Can depend on what's there - eg sand, clay, rock, etc. Builder usually does it - so they can quote. You can get your own done if you don't agree. But I'd ask people you see on other blocks near you. And if you can bargain with builder about FIXED site costs, so you are not worry anything after that. Another one is the land contract, you can ask for subjects to finance and subjects to soil test. Had the choice of many.Cast my old eye over the lay of the surround area and chose the most suitable, looking at things such as natural watercourses etc., Was going to build on stumps. Came back a few months later only to find that the whole area had been recontoured. My Thoughts of 600-900 deep stump holes had now turned into bored piers some 3000 deep to reach clay. I sold the block. Sounds like rubbish to me. Ask for the contamination report which I doubt they have. If it's part of a normal subdivision it would have had a contamination report done… 9 5645 Hi, Looking to add an ensuite to one of the bedrooms and make it a Master BR.
