Browse Forums General Discussion 1 Nov 21, 2013 2:18 pm Hi All, At my local council, they have a online development application tracking system that lists all the documentation associated with a new build (plans, costs etc) - and it's all available publically online. I've found this to be an invaluable tool to get an idea of builders, architects, and costs. So much so, that I want to expand my scope. So i'm wondering if anyone knows other councils that have these publically accessable databases? Even better if they are in the more exclusive suburbs that would focus more on custom designed homes. Councils charge a percentage of the supposed build cost but I know of a couple of DA's that went through our council for $400-500,000 that cost way more than that to build ( small builder ). The owner, or should I say the builder lowered the quotes so that they didn't have to pay as much for their DA fees. Project home builders may be different. Initial DA comes in without a builder listed, at say, 400k, but then when they submit the CC a few months later with a builder it's now 500k. So I focus more on the latter - but even then I know it's not absolutely correct. One thing I have noticed is that a lot of them provide an insurance certificate which includes the contracted build price. I think I can safely assume this to be an accurate build cost in most instances. Still keen to hear of any good sites with comprehensive info.
