Browse Forums General Discussion 1 Nov 16, 2013 8:40 am Hi there! We are building a home with Wisdom Homes in the area of Camden (NSW) Council. The home is double story- 38sq. We were originally told that the BAL on the block was 19, however when we received council approval, this has been downgraded this to 12.5. We have had a provision of $15000 included in our tender. Can anyone share their BAL and the approximate cost of addressing it? I have my fingers crossed that the 15 grand will cover it, since there have been many additional costs come up this past week. Your help will be appreciated. Happy building! We ended up going with Rawson again with BAL 12.5 and the provision was for spark arrestors in brick work, aluminium screens on all windows and external doors (including stacker doors) draft excluders on the the bottom of all the external doors. There was also something like a draft excluder (cant remember the name) on the garage door. Came in just under $6000.00 Modified Fernside 38 Rawson Homes Blog: http://www.thehousethatmatandjenbuilt.blogspot.com Build Thread: https://forum.homeone.com.au/viewtopic.php?f=31&t=60501 Re: BAL 12.5 NSW 6Nov 18, 2013 2:03 pm Ours came in fixed at $5,198 with Simonds for BAL 12.5… unsure of the exact things that it entails, but am aware that roof sarking, vented/meshed weepholes, metal flyscreens on windows and various other requirements were within that. I guess it depends on house size too… ours is only 25sq Thread: viewtopic.php?f=31&t=66299 Slab: 16/6/14 Frame: 4/7/14 Roof: 22/7/14 Lock Up: 20/8/14 Fixing: 26/8/14 PCI: 9/10/14 Handover: 20/10/14 Re: BAL 12.5 NSW 7Nov 18, 2013 5:04 pm Thank you so much for your replies.
