I'm hoping someone could give me an approximate price per square metre to build from scratch verses renovating. We want a quality renovation but not high high end There is the potential to go up one floor. We would want 2 bathrooms - one main and one en suite. The property is a flat block in inner city sydney with good access at both front and back of the block. Thank you so much in advance for any advice. n Cost per square metre 2Nov 05, 2013 7:10 pm If it's a more modern place you might be lucky to keep it to $1500-$1800 a sqm. If it's a federation or Victorian place and you want to keep some resemblance of its original character I can tell you from experience that you'd be lucky to get any change from $2k/sqm (in 2007). The trouble is that all initial costings are obviously done on a best case scenario. The older the place is though the more issues crop up and/or restrictions from council that end up costing you (plus builders margin of course) so don't underestimate it - add 20% min to any figure you're quoted. In saying that though it is great to bring new life to an old house whilst respecting its past. You should find out from the council what you can and can't do regarding the property then get a building designer or architect in to see which is the more viable course of action. I tell my clients to allow for $2500-$3000 per sqm for either renovations or additions. A knockdown and rebuild would be a bit less as a general rule but that depends on style/design/size of the new place, quality of inclusions, council restrictions etc. A project home would be less again.
