Quick question if I may but when you sign a contract to build a new home is it fair to assume that 'eaves' are a standard inclusion in the fixed price of a home package?
I ask this because initially when we purchased our block of land we had the house design placed on a zero lot line (200 mm) to the left hand side of the boundary. That meant that the garage was to have no eaves due to zero lot line which was totally expected.
However,as per the Council’s stipulated requirement at DA stage the zero lot line was then amended and the left hand side boundary was moved over 750 mm therefore eliminating the zero lot line. Now the builder in has informed me that this has now produced a requirement for eaves to the area that previously had no allowance due to the zero lot line. Subsequently a variation was produced and forwarded to me because eaves are to be now included in this area and I have been hit with an extra cost
When the tender was drawn up it stated that no eaves were required along the garage side of the house but the cost was not deducted from the tender however now that the house requires eaves to the garage,I have been hit with the 'extra' cost!
Am I missing something here because I thought that eaves were a standard inclusion anyway
