I am in the process of finalising my design with the builder. I am having an outdoor balcony above the living room, this area is 32m2 and will be waterproofed and tiled with plenty of drainage. The builder wants to completely roof this area, i am only wanting a 600mm eave due to this area is facing dead north and would like this to be solar passive, as this area would be a major contributor to heating the house in winter. The builder is cautious of the waterproofing leaking into the floor below hence the reason of completely roofing the balcony. The builder has only brought this up now after 4 months of work on the plans
Is this a valid theory or are they trying to line their pockets a little more? I purchased the block primarily on solar orientation, and if i have to roof off the place i get any solar gain, it defeats my purpose in the first place.
