Any thoughts on buying OTP in Castle Hills / Baulkham Hills / Kellyville / Parramatta for buying min 2 bedroom house/apartment/town house around $650k mark?
Seen any good OTP or ready ones there?

I think all 'package builds' are considered OTP? I do think the land value has to be below $450,000 for any stamp duty credit to apply so if you were to Buy a block, settle and then select a builder you would have to pay stamp duty on the whole lot? Salesmen typically make $50K from a sale. That's $50K out of your pocket and usually off the value of the property. Make sure you know the valueation. Get an independent valuation. I've seen people come unstuck come settlement time when the bank undervalues and won't lebnd on the purchase price. In these times of rising prices that is less likely to happen but it does. Compare the price with nearby similar properties that are say 5 years old. In 5 years time if you decide to sell, there won't be much price difference between yours and the 10 year old one.So are you paying a premium for a new build? Google Off the Plan. You'll find a miriad of information, both good and bad. Hopefully this "boom" isn't like the 2000 one where builders were scrambling over themselves to get OTP places built quickly so they could cash in on the rush. The result was many building defects and problems on those built at that time. If you buy an existing building check strata records for any issues. Good luck.
