Browse Forums General Discussion 1 Aug 22, 2013 10:11 pm Hi, I live in Brisbane, standard zoning with no DCP issues (site is over 450m2). My neighbour wants to demolish their house and rebuild (no issues with that). However they want to relax the boundary setback from a minimum 1.5M to 20CM. Although they appear able to do this under the provisions of the QDC I am concerned as the structure they want to build (a garage and laundry) will have a 3M high wall, their block is already 50cm higher than ours due to the slope so they will block all light into our bedrooms by a huge margin. Can anyone suggest any avenues for opposing this. I have spoken with the owner and they are reluctant to shift their house plans. I can put comments on the Application Form however I am very concerned that we will not get the outcome we want. Any help is greatly appreciated. Re: Need help - opposing boundary setback relaxation to 20cm 2Aug 23, 2013 9:34 am I'd engage the services of a professional in the industry whether it is a draftie, an architect, a town planner etc to submit formal documentations like shadow diagrams and an accompanying letter or SEE referring to the councils guidelines, DCP and LEP on your behalf. A solicitor would probably go down this route anyway and just charge you for their services and more on top. Spending $1-$2,000 on this now may save you a lot of long term grief ( and shade ) for the length of time you live in the house. You could also look to the fact how much your house will depreciate if you don't do this. Here is a thread on a similar topic where I have submitted some shadow drawings for a single storey house. viewtopic.php?f=31&t=33594&start=20 and about 20 posts down. On the third page of this thread I have submitted some more shadow diagrams this time with a two storey place next door. Stewie Hi All, see above image.
