It will be used as a guest bedroom as it has an ensuite (our guests possibly do not want to share a bathroom with my kids), the WIR will be used as storage. Just a 3 bedder here. If ever we find that money tree growing out the back, we have 'dreams' of building on and extending our living area and adding a spare room. IF we did - it would be approx. 3.6 x 3.6 (or thereabouts). It would be used in the early days as a play room for the kids and as they got older, a study. But whatever it's use - it would have a sofa bed in it that would be used for guests. So that is how we would use our imaginary spare room .
