Hi,
We have recently built in an established suburb, unfortunately, we've run into a bit of a messy issue and was wondering how to approach a solution:
We have built a zero line garage wall against one of our neighbours which on hindsight is a stupid idea and should have left a 100mm or so gap with the fence there so that would prevent neighbours from doing any damage to walls.
He has proceeded to do a very poor rendering job of our garage wall which faces him without our approval or asked our permission. I understand under the building act 2011, neighbours shall not render, paint or drill through our garage wall. To be fair, he did provide permission to build zero lot garage when we asked for his permission, but I don't know how to approach this issue with him without really damaging the peace or instilling a grudge in him.
I think he is a nice bloke in general - we had no issues with him with the paling fence when it needed to be done and we do greet each other, but it is annoying and crossing the line this time with the rendering and god knows what else in future.
We would have been happy for go 1/2 for a professional rendering job, but what he has done is truly amateur and now an eyesore. To also think of the fact that we spent a fortunate on the house and now it's tarnished really hurts as well!
What I wish to do, is make it official I:
1. Did not appreciate it and would have dearly loved it if he had at least discussed/asked first before proceeding.
2. In future get him to ask us first.
3. Somehow request him to refrain from drilling or making my garage will non repairable in future if he decides to hang things.
I was thinking of a letter and registered post just to make things "official" would that be the best option?
Thanks.
