According to all plans we want to start construction ASAP. but there is an issue turned up that our construction loan is subject to sale of our current house (already in market for about 10 days). after some discussion decided not to rush for construction contract and wait till this property is sold. Now my question from H1 members if we should arrange a temporary fence around our block once it will be settled in early September? how much temporary fencing cost, lets say for 6 months? cost includes delivery and erection too? we just to make sure no one will dump rubbish on our site or new dispute with any neighbour on boundaries. what would you guys suggest in this case, thanks in advance. While they don't present any major problem, I did go out and cover up the boundary pegs with dirt so the kids were not tempted to dig them out. I think the temporary fencing can be quiet expensive, our builder is charging us $1500 for temporary fencing for the duration of the build (aprox 4 months). There is a bit of rubbish on our site, I just plan to throw it in the dumpster provided by the builder once they start building. Sallie The BMX track for neighbourhood kids would concern me greatly... the increasingly litigious society that we live in. A kid falls and breaks an arm/leg, worse still a neck on your property - grounds for a lawsuit. Even though they are technically tresspassing. Normally I wouldnt care, kids having fun and not hurting anyone/anything doesnt bother me either, but opportunistic parents who have seen too much TV, know only too well that there are hundreds of law firms just waiting to cash in on an easy "win" such as this. Once your builder commences site works, their Public Liability will cover this issue, but until then the onus is on you with a duty of care as the property owner. If there is rubbish, debris, uncovered holes or dips in the land and you are aware of it, they can deem you liable. I've worked in Insurance for nearly 12 years and the amount of Public Liability claims on private land are growing more so each and every year. Sad but true. I have checked with few fencing companies and they are pricey. Stockland reckon I won't need to organize fencing if building start within first six months of settlement. They will keep developing right behind our block for next 6-8 months. Apparently pegs are not visible so hopefully that shouldn't be an issue.
