Browse Forums General Discussion 1 Jul 04, 2013 10:56 pm Hi, I was wondering if any one can advise me . I am a first home buyer at on tract stage with my land and house which is with simonds. My budget is very tight and I have made my sales rep aware of this from the start. All was good but now my site costs have doubled in size form 7 k to nearly 15k which even the sales rep is surprised at, it's a flat block which came back as p class due to some surrounding trees and a 400m compacted fill. They are using an M slab . We suspect its because they are saying it needs piers. I can't get the compaction report from the vendor as its a private sale and he said he does not have it! Does anyone have any advice. This is out my budget now and I have told simonds I won't be able to proceed. The sales rep is getting back to me and hopes the estimator got it wrong or we can reduce the cost, Has anyone had this happen ? Thank you , so distraught now ! Been saving for years for this ! Re: Site costs 2Jul 05, 2013 12:38 pm Hi vsters. We managed to find out our soil class and plenty of other info by reviewing the file at council. You're not able to copy information to take with you but if its anything that needed council approval, such as a new subdivision or change of zoning, there will be some information there. Because you don't own it though you'll probably still need to pay for own reports etc with your builder but at least it gives you a good idea to start with. It sounds like you have got uncontrolled fill on the site (See http://www.anewhouse.com.au/?p=5885 for an explanation) which usually requires piers The Harder You Try - the Luckier You Get ! Hi Vsters, We have similar site costs. We need a P slab and piers for the same reason - fill and trees, our block is also flat. Our site cost comes to $16K I hope you can sort something out with the vendor or builder. I am not sure whether Perth has its own way of doing things in regards to this. Most of Perth has class A (sandy soil), except for some areas near rivers or hills. 2 13107 Is anyone building with Mojo and have a recent site cost tender 0 15954 Henley should give you some indication of site costs.
