Browse Forums General Discussion 1 Jun 12, 2013 8:30 pm Hello.
Building a house and have handover in a week. One thing we noticed was that we have no tiles under the stairs, ie we just have the concrete slab (same as garage). I suppose the area will be used for storage, and it is not urgently important, but it is a fairly decent size and it just looked really weird. Is this common practice, or are we within our rights to push for tiles under the stairs as well? The tiler is coming back to tile the outdoor alfresco anyway, so he'll be around. EDIT: it is enclosed, so you don't see inside unless you open the door Re: No tiles under stairs? Is this normal? 2Jun 12, 2013 8:46 pm There cutting corners, of course it needs to be tiled. In your contract you agreed to tiles, it doesnt say anywhere 'except under the stairs' Re: No tiles under stairs? Is this normal? 4Jun 12, 2013 8:55 pm IronBark Under enclosed stairs builders don't provide any coverings .. This is standard practice by most builders... If you ask they will tell you. Yeah, I'll ask during our next meeting, just found it strange. And I assume I will have to be firm if I want to push for it, so when asking them I expect them to say it is normal either way Re: No tiles under stairs? Is this normal? 6Jun 13, 2013 9:22 pm namweng This happened to us as well. Initially it was just an open area which will be tiled. However, we added a understair storage and it is just plain concrete. Not sure if I'm following. So it was supposed to be open (with tiles), but you added some walls to close it off, and the builder then also removed the tiles without your immediate knowledge? Did you ask them about it and what did they say? Re: No tiles under stairs? Is this normal? 7Jun 14, 2013 1:36 am The staircases we see in display homes are upgrades in most cases... These are the ones that have open space under them and has tiles covering. The price of the upgrade includes the price of the tiles - which really isn't much if you look at it ~$100. When you opt for standard stairs, this is normally boxed off by walls with the space inside sealed as void space. However it's recommended that you add a door to access this space... The offset is that tiles is not provided for void spaces by default. Hope this helps... Re: No tiles under stairs? Is this normal? 8Jun 14, 2013 12:03 pm tompab namweng This happened to us as well. Did you ask them about it and what did they say? That's correct. I asked them about it and they pretty much said ' it is now a room/storage so it's not in the contract for it to be tiled. The contract only states tiles to hallway, kitchen, lounge'. The option was to pay 800 to tile it. Re: No tiles under stairs? Is this normal? 9Jun 15, 2013 7:24 pm Alright, so I have an update already The tiles were laid quite a while ago, but the tiler came back to finish off the alfresco tiles on Friday.. and he tiled under the stairs as well So I guess I was quite lucky to have it tiled based on the response in this thread. We noticed it when we went to the house today. Everything has been cleaned for our PCI on Monday, looks much nicer now. Except that they have damaged our spa bath Actually, I'm gonna start a new thread about that to ask for advice. Re: No tiles under stairs? Is this normal? 10Jun 16, 2013 8:52 am This is probably a problem with the documentation. The ground floor plan should have been drawn with the lower part of the stairs shown and part of the under stair space shown where the floor covering should have been indicated. If nothing was indicated on the floor then no tiles. So check the drawings and specification where extent should be indicated. Do you have solar on the roof, because if its not a laying defect it looks almost like someone has been walking all over the roof in the mid section of the tile (weakest… 2 1936 looks experimental to me, reinforced screed would be a better option or even better insulate between ground and structural slab. I would not put granite over that,… 3 4999 You will need to replace the entire stairs. Carpenter is the trade you're after. 1 4343 |
