I would ideally like to retain the front house and build at the back. Now, here is where i get really confused when i look at the R-Codes. under r30 says that minimum site area per dwelling is 270 and average 300. (now this sounds good because the available land behind + side access will total to about 310 sqm) however, it also says on next column that minimum lot area/rear battleaxe is 420sqm (not good at all because i wouldn't be able to build at back.) Can anyone please explain the following: 1. are all retain and build considered battleaxe? 2. when do we use the minimum site area as oppose to minimum lot area (i.e. if i choose survey strata will i be put under the 300 sqm average lot size requirement instead of the 420 sqm battleaxe requirement) have been told that we use battleaxe if want a green titled lot, is this correct? thanks very much for sharing your inputs. Re: are all retain and build classified as battleaxe 4May 30, 2013 5:22 pm Yeah to give you an example, I actually bought a rear block last year to build on, essentially the "square part" of the block is 320 and the driveway is another 70sm. It is considered a strata but we requested sole use of the driveway which is now registered as such. Being a strata the amount of coverage, I think we couldn't build bigger than 200sqm falls into play whereas if it was green title I believe we could've built up to 250sqm although I can't exactly remember now.
