The other option for a retain and build is a strata title where there is a single access to two (or more) blocks and the driveway is then common property. so if i choose the survey strata route then i would have satisfied the minimum lot requirements for a retain and build. won't be hard to make it so that front house and rear share same driveway (currently have 2 driveways) Thanks for the insight!
