Browse Forums General Discussion 1 May 14, 2013 9:09 am I want to rent a flat built in 1970 but have been told that the height of the rooms is below the required height of 2.4 metres. Does anyone know if there were different height regulations when the flat was built in 1970. If it was legal then, can I object to the council. Thank you. Re: Height of ceilings in living and bedrooms 2May 14, 2013 11:50 am It will depend on where you are as old building regs will vary from state to state. In SA back in the 70's I worked on many blocks of flats and units and we had a constant struggle to keep the ceiling height in the bathroom at 2.4m and conceal the above-flat's suspended plumbing. Often they would let the base of the floor trap hang through the ceiling to gain height. If you are only planning to rent why are you seeking to report this to anyone? If you dont like the place -- go elsewhere. Arfur Re: Height of ceilings in living and bedrooms 6May 14, 2013 9:29 pm Habitable rooms ( bedrooms, lounge etc ) must be minimum of 2400 and utility rooms ( bathroom, laundry etc ) can be as low as 2100mm. These are BCA requirements and overide local and state regulations. Why are the ceilings of these rooms in your flat all 2100 ? Was this place built illegally ? Stewie These are the current BCA requirements, but these only apply to buildings under construction now or in the future (up until new requirements are released). The requirements back in the 70's are likely very different. In general the later regulations cannot be enforced on prior constructed buildings, meaning you can own and live in the dwelling without issue, however I'm not sure if there are rental requirements for buildings that are "retrospective". Re: Height of ceilings in living and bedrooms 8May 17, 2013 8:55 pm Well I've been in a lot of houses and units in my time and I've never seen any of them where all the rooms had ceiling heights that low. A few of them maybe but certainly not all. That's why I asked. Ceiling heights in houses back in the fifties and sixties used to be 8' 6" or 2550mm minimum then in the late sixties or early seventies it came down to 8' or 2400mm but never as far as I am aware 2100. Apartment blocks could be different though. Stewie Hi, Have fun, remember bedrooms should feel relaxing and inviting, the last space you see before sleep and the first you see when you wake up.
