It is a unit, but not an apartment - in the sense there is no one above or below me. 1950's unit, double blonde brick. Before the painting the place had a lot of cracking. There is a tree about 8 meters from my front door - is this likely to be the cause? If it is then this is important because then it become a body corporate issue. Paint can crack like that if it is a thick coating when painted across wall and a metal frame door. From what I can see the door frame still looks square. In double brick houses the frames are bricked in. There is often a very small amount of movement in the frame. Over time from closing the door this movement allows the joints between the frame and wall to crack a little bit. The painter looks like he was fairly liberal with the no more gaps which doesn't help as when the crack forms it's often not along the edge of the quad but further out at the edge of where the no more gaps finishes. If the margins are still even around the door then nothing has moved, so it won't be a structural issue just cosmetic. Just 2 questions: a)does this mean that anything can be done (using a better filler, etc) to give a more permanent solution? b) would your answer regarding whether it could be a structural problem change if I also mentioned that cracking between the wall and cornice has reappeared in the relevant area sorrounding the front door - though to be fair, even when just painted, you could see where the cracks had been filled in (a sign that they hadn't been properly filled in?)
