Browse Forums General Discussion 1 Apr 26, 2013 7:48 am Our house was finished last December, and our roof tiles are CSR Monier Madison. At various points in the building process I noticed a few spots where tiles were "kicked up" a few mm resulting in a noticeable (if you look closely) contour. The supervisor insisted that they were as flat as they could be, and I couldn't get any real "expert" opinion on the matter, it pretty much amounted to "flat tiles show normal imperfections more" and "a few mm is ok", so I didn't raise a big fuss. More recently, however, I've noticed new display homes near me with these tiles and similar, and they seem to have less noticeable imperfections, though that could be "grass is greener" type bias on my part. I might be able to dig up some pics, but what do you guys think in general? Should I get a roofer out to have a look, or are they going to tell me whatever gets them a re-roofing job? Re: Flat roof tiles and imperfections 4Apr 26, 2013 1:56 pm A former neighbor had a similar problem with these flat type of tiles, only it was far worse than yours, with 'waves' in the roof. The builder returned and chiselled bits out of the rafter top to lower the tile batton to flatten the roof out. Yours does not look like a huge problem and Im surprised at the supervisor's attitude. Is there anything between the tile side lap holding them apart? Have you contacted the tile company for an opinion? Arfur Re: Flat roof tiles and imperfections 5Apr 26, 2013 2:12 pm The side laps are the interlocking bits circled, right? I'm not sure if there's anything holding them apart in those sections. I wouldn't know what the hell I was doing with roof tiles and I'm not game to get up and fiddle with them. Emailing the supplier now. Re: Flat roof tiles and imperfections 6May 20, 2013 9:37 am Supplier replied and asked me to send in photos, haven't heard anything since then. I sent a whole lot of photos of my own roof and their own display home's roof to the builder's warranty people, gave them "what for" and I have an inspection of the roof scheduled soon. If there are more than a few spots that need to be fixed, is the whole roof likely to have to be redone? If this happens, are there major risks involved in getting all the tiles off and tarping the roof? We have sarking under the tiles, so as far as I know there should still be nowhere for water to get in... Re: Flat roof tiles and imperfections 7May 20, 2013 11:47 am make sure its sorted! I had hell with these tiles.... water came in and I rang the company- apparently a certain amount of water coming in is normal since rain can angle under the tiles so I had to pay for my ceiling to be repaired from water damage...definitely going colorbond next time! I think you must have spoken to the office idiot! Its the first Ive ever heard of a company admitting their tiles allow water ingress and I would strongly dispute their response Arfur Re: Flat roof tiles and imperfections 10May 20, 2013 8:31 pm No wonder why the building commision has a back log of complaints and disputes! Re: Flat roof tiles and imperfections 11May 21, 2013 9:13 am um yes I was extremely annoyed but trying to fight them at the time was just to much for me, and also I know nothing about roofing so I couldn't tell you if it had sarking or not They really didn't care or want to fix the problem at all... our neighbors have the exact same tiles with the same problems and their whole ceiling caved in from water damage!! theirs has been repaired now. Even the receptionist changed her tone immediately after finding out I was calling about a complaint rather than a purchase! I cannot tell you how excited we are to have color bond Re: Flat roof tiles and imperfections 12May 22, 2013 6:43 am I would be telling all about your experience on forums like *, Not Good Enough and Whirlpool etc. If you can photograph enough examples of this why not try Today Tonight or ACA who normally like sinking the slipper into wayward builders Builders and suppliers who expect clients to accept crap like this do not deserve to be in business Arfur Re: Flat roof tiles and imperfections 13May 22, 2013 9:17 am I know the builder that I was going with had originally specc'd the same tile but i have now been told that I will be getting Bristile Clay tiles because the ingress issues and they don't present as many issues. They have also beefed up the sarking used. Re: Flat roof tiles and imperfections 14May 29, 2013 8:43 am They have agreed to get the tile manufacturer to fix the loose valley tiles (which you can't really see very well in these photos) without any argument, but the ones that are kicked up here and there they say they won't, as it's within the tolerance for roof line undulation (20mm over 4000mm) in the Guide to Standards and Tolerances. However, in the Australian Standards document, this only specifies how much a roof batten is allowed to bow or spring; what it says about roof tiles themselves is that all courses must be aligned horizontally and vertically. I don't think meeting the spec. for batten alignment should get the builder out of meeting the spec. for tile alignment, and the manufacturer's installation documentation says that all courses must be aligned "to achieve the best look for the roof". I don't think that's "the best look for the roof". (I also have a thread in the standards section specifically about the relevant standards). I would suggest you simply go and talk to council about your proposal, most councils are getting onboard with ancillary dwellings.
