Browse Forums General Discussion 1 Apr 08, 2013 10:05 pm Hi All, We will be settling shortly on a new place on a nice big block, and whilst we renovate have a need to store lots of things (we've moved out of our old house to sell it into an apartment about half the size, my wife has also bought another lounge suite). My very basic research tells me that for the cost of 2 months self storage, I can buy a garden shed of similar size. I've never had any of our sheds leak, and figure that I may as well buy a shed and stick it in the corner of my block (that won't be built on) and use that for storage while we're building. Anyone have any thoughts on this? Am I stupid to consider this? I have a lot of stuff in a storage unit for the simple reason that it is secure, insured, and safe from the elements. Personally I'd be concerned about leaving anything of value in a tin shed on a building site. Building sites suffer from a significant amount of theft, and whilst you've been lucky to not have had leaks in the past, you always have the potential - not to mention your items being readily accessible to vermin. Completed a knock down and rebuild in northern Melbourne. Handover completed 27/09/2013 and now moved in. Re: Garden shed vs self storage? 5Apr 09, 2013 7:39 am With a garden shed you have to make sure its secured to a concrete floor with plastic sheeting under the concrete, also the floor is above the ground level by at least 50mm. This is if you are using it for storage as moisture getting into shed can turn it into a green house effect accelerating rust etc. I'd only use a garden shed for short term and self storage for medium/long term. I haven't yet spoken to insurance, but would only take this approach if I could get full insurance against all the threats listed - whilst I don't want to have any damage, there's nothing "irreplaceable" on the list. If at the end of the day you still prefer the shed, that’s still good. Just make sure you have good doors on your shed with good security, ie, a darn good lock or an extremely fierce dog (I’m kidding about the dog). Also, when you have your shed, make sure you maximize the vertical space by using shelves and boxes. Many people take the extra space for granted and end up having to look for more space when a simple organisation is enough. When we moved out of our house to build, our rental house was not big enough to store everything that we had. We already had a shipping container which we put on our block. It is very secure and our contents were in the container for 15 months until we moved into the house. We never had a problem with people trying to break in. Another positive with the shipping container is you will not have to have a concrete base and as it is classed as temporary you do not have to have council permission to put it on your block. Whilst I'm not across every guideline for every companies individual policy terms and conditons, the general "norm" in the industry is that shed storage for contents on a vacant/unoccupied block is an unacceptable risk... you may have an uphill battle to get coverage for your items on these terms. Unoccupied properties and their contents can still be insured, but there is strict criteria that must be met to allow coverage - usually, a certain amount of security on the property, attendance of the property a certain amount of times per week, lawns mowed to maintain the illusion that the property is occupied. But this applies to Dwellings, for when someone takes a long holiday, an occupant passes away and the property needs to remain insured whilst no one lives there etc, But not sheds on building sites/vacant blocks... so I'd be very surprised if you find an insurer that will take on the risk. Or if they do, it may not be financially viable for you (ie: high excess, sky high premium). If the items are valuable enough to warrant a solution for storage, they will probably require insuring. Of course the choice is yours at the end of the day! And yes - insurance companies don't like covering building sites, I learnt this after several phone calls. On the self storage, I ended up getting something out of town, where it was cheaper, after comparing the per month price difference with the price difference it would cost me in removalists.
