What happens with the builder when a land release is delayed that long? Do you have to pay a penalty? We are paying for our block outright and just getting a loan for the building of the house so a deposit bond probably isnt possible. A week spent camping now thats dedication No, it's in Bundoora in Melbourne. The land release is only 18km from the CBD, which makes it fairly rare for Melbourne these days. Most of the house/land packages are much further out (30km+). Re: Sleeping out for a land release has anyone done it? 25Apr 24, 2008 12:37 pm claego i noticed that stage 1 & 2 are delayed in Alamanda, but stage 3 is still on track (July title)... my solicator has also advised that i may need to prepare early settlement in June... that's a good news if it is true... i just have my land loan approved today so hopefully everything is going smoothy I hope you are right!!! That would be awesome if ours was on track too, but we are in stage 5a. How did your sollicitor find out? Did she get a letter from Villawood or did she call them? My sollicitor called them to get a copy of my contract and they then told her that the title may be in June... It doesn't really matter for me if June or July title, because i have locked in a site start in Oct anyway... just hope that if they do delay, just don't delay for more than 3 months.. We are another lot whom camped out at Marriott Waters for the stage 2 release. My Husband arrived at 10 am Friday morning & someone (Owen) had beaten him by 2 hours. On the Friday night we had 5 couples sleep overnight, pizzas were provided for dinner as well as drinks. We had a marque with heating & a tv. Saturday morning we had a coffee truck & breakfast. Then down to bussiness of signing contracts. As Arkraider said the last stage that went on sale was on the news as there were 10 15 couples +, same thing food was layed out.. on the day I think there was 40 50 people... Word was getting out.. look at the photos on marriottwaters.com.au Dreamhome- When we purchased our block we were told Jan / Feb start building.......... We settled 2 days ago.... We had a feb/ march build date, so because the land was not ready we incured a $4000 penalty from our builder So if there does look like it may be delayed, see if you can change tour build date or ask you builder now what the penalty would be if the land is not ready... When we were waiting for our block we made sure the land sales rep knew what size block we wanted. Then as soon as the layout was released they called to say we could pick up the sheet. Once we had choosen which block we wanted ,we let them know. So if others we looking at the same block they would say someone is looking at that block.. (not that they held the block). Then it was all down to getting there first to get it.. Did you DH go there on Sunday or Monday? Waoww that will be a long time till Saturday, my DH only had to camp out 2 nights but that was stage 5, so it seems like Alamanda is still in great demand. As of last night no one else had arrived but they are expecting it to be quite popular as it is the "water" release. The block we choose was about 550sq we found that with the bigger blocks they were facing the wetlands and so had another 20k whacked on them we are one street back on the smallest street in the release which we wanted as only local traffic and it suits the house designs we are looking at perfectly. We arrived yesterday after getting the email that the first campers had arrived. They said this was the earliest anyone had turned out I am so very excited although feeling sorry for DH if I didnt have 2 kids to look after I would be out there with him. So I guess you will all being seeing me and my inane questions alot more from now on!!
