Hints anyone? I know one of my friends did it, about 1 1/2 days before the actual day. In the end they had to on sell the land because they couldn't put the design they wanted on it - convenants were too difficult with the land shape (Cairnlea in Melb). I think they got a big tent (marquee) supplied with breakfast and dinner (pizza) and all sorts! I remember it made it to the local paper! Hi penny73, My DH did it in Nov last year (Alamanda in Point Cook), he was planning on camping out for 1 night but it turned out that the first campers arrived on Thursday so he had to camp out for 2 nights (or 3 days) to secure the lot we wanted. Campers were even more eager in future releases as they started camping as early as Tuesday if i recall well. If you speak to the sales consultant in charge of releases, he/she should be able to tell you if they are expecting other people to camp out and for how long people have camped out on previous releases. In our case, the sales consultant sent emails to people who registered their interest to the developer to inform them when the first camper had arrived so you can quickly pack your things and head down there as well. In our case, the developer really treated all the campers very well, there was a marquee where you can bring DVDs to watch and they provided breakfast/lunch/dinner - Mc Donalds, pizza, BBQ (on day of sale), hot dogs (on day of sale), tea/coffee/soft drinks. They also had a caravan and left the sales office open at night if you want to sleep inside. It was also a great opportunity to find out who your neighbours are. It was freezing cold at night as my DH slept in the car but it was all worth it in the end as we got the lot we wanted! Actually, as soon as you arrive you get to select the lot you want and they lock it in for you but you have to stay on the land until the day of sale. They had a security guard at night. Just bring extra blankets and thick jackets to sleep at night. If you have a friend or partner who can replace you in shifts then that's the best way to do it. In my case, DH had to do it on his own as i was not in the country but he had friends come replace him at night for 30 mins so he can quickly go home, have a shower and come back. We are hoping to catch that release but as our house is currently on the market and the auction is in Mid May it might be the release after that.
That sounds so much better than I imagined. So they release land on a saturday so if my husband gets there say Wed morning that should be ok (given the market has slowed dramatically) I will ask the sales consultant as you say but dont want to pester them until we have sold our house and have the money ready to buy. Would it be ok to PM you in future if I have a query?? We are mainly camping out because we are hoping to get a block in the high 500sq to the low 600sq and I believe these are few and far between. Can I ask why you picked your block and if you think there is anything we should be aware of when choosing our block? Build a good relationship with the customer service rep at the Sales Centre and they might sell it to you before the land is formally released. Yes I know its not fair ... but thats what we did. All the neighbours lined up for days but we used powers of persuasion and engagement to get the block we wanted. Thanks again Hi penny, I am glad to hear that we will be neighbours in the future ![]() ![]() ![]() I guess the one thing you could do is, if you have decided on the house that you want to build, and know which lot you would like to buy, ask the builder if the house you want will fit on that block. As some houses are wider and others are longer, each house has a different size, and may or may not fit on the block you buy. The other thing that we did not think of was that many lots had an easement at the back or sides. You are not allowed to build on the easement, in our case, there is a 3m easement which we cannot use and we almost wouldn't have been able to fit the house we wanted because of this. Actually, you are allowed to build on the easement but it is at your own risk and if the council needs access because the pipes have burst, they will have to pull down part of your house and the builder does not take responsibility. Fortunately, we managed to choose a different facade which had a smaller portico so it would fit just right but then we have to pay extra site costs to reinforce the soil between the easement and our house because it is so close. If you are able to make this choice, choose a block that does not have an easement. In our case, we did not really have a choice since the one left when DH arrived was one that had the easement. Not sure about sun rise and sun set directions but you may also want to think about this. You probably want to have sun in your living areas in the afternoon as this is when you will be using it the most? Not sure if the block has to face north/south/east/west for this... Maybe other members can provide their input on this. It's ok for you to PM me if you have more queries. By the way, you only have to pay 10% of the land price on the day of sale when you sign the contract therefore you don't need to have sold your existing property, as long as you have the 10% you will be fine. The remaining amount is due when the land is released. As Matt stated earlier, the developers were great and so were the sales staff at that time. The developers being Villawood, had arranged for a Marquee to be set up for anyone wanting coffe and teas through the night, there was also onsite security, they supplied pizzas for everyone (meaning who ever was there on any night got what ever pizza they wanted ordered for them), there was breakfast supplied on the morning of the land release along with pastries, Macca's and a cappucino van came in... All supplied for free, we had a ball meeting our new neighbors ad some even took up portable DVD players and we shared each others cars and screens it was really good fun... Bloody cold though being in May... We only had to camp out overnight as we got there about 2.00pm Friday and were number 3 in the queue. However in the latest release being for stage seven some people got there on the Tuesday before the Saturday release, some bought their caravans and campers with them and had luxuray compared to when I did it. But definitely keep in touch with the sales staff and do bug them each day about what interest is happening and that will govern when you think you will need to get up there to start camping. If you have a caravan or tent or anything other than your car to sleep in ask them if that is ok to do so. Because if the block of the size you are after are limited you can bet there will be plenty of people interested in those blocks. I think stamp duty calcluations vary from state to state but my understanding is that when you build a house, you only pay stamp duty on the land. We are doing a house/land package and that's how it worked for us, in SA. Can i ask if your land was released on time, that is, based on what you were told when you signed the contract, was the developer late in releasing the land? We are hoping that ours will not be late.
