Just a few questions if you don't mind me asking? PM me if you want to. Did you pay any bushfire levy for your property in Mernda? Any special requirement, cost from council and developer? things like optical fibre, grey water...etc What's your site cost if you don't mind me asking? Thank you! Additionally, those cost reflect the actual design. Naturally all builders are different and apply this sort of cost in different ways, but there can be significant differences. cheers Re: BOUTIQUE post build support 6Apr 04, 2013 6:28 am Hi K4nex, As Leighton has pointed out, site costs does vary from region to region, even lots to lots! Boutique set $10k for site costs. If they hit lots of rocks than expected, you could be charged with even more site cost. This will be written into the contract, look out for it. Fortunately, my partner is a surveyor so he works on alot of estates and he knows which ones are rockier than others (Eucalypt being a really rocky one). In fact, Boutique gave us a few thousand dollars back after the build because they didn't use all of the site cost money. We were surprised but just letting you know that it happens and that it all depends on your lot. Building in Mernda, the council required us to have fire screens, sarking on the roof and other things that cost a few thousand dollars. The fire screens was thought to be annoying but it is SO GOOD. They make screens amazing nowadays and half the time, you know even know it's on. It's a great way to keep the insects out as well. As for the fire levy, I'm not sure if we did pay a specific levy for being in a fire zone. Perhaps its in our rates?! Thank you for the reply, I am aware that site cost depends on location and lots, just want to get an idea if Boutique under-quotes or over-quotes site cost. Not sure the standard inclusions that you had when you sign your contract last year, but i got a booklet that sort of explains what is included and flyscreens to all sliding doors and windows are included Do you know who do they use for flooring (laminate floor and carpet) and tiles? The sales lady mentioned something about tiles with Cat 1 and Cat 2 as standard unlike other builders, but I can't remember if that was for tiles... You had an amazing and informative blog, how are you finding your house now? Re: BOUTIQUE post build support 8Apr 04, 2013 5:35 pm Boutique's standard inclusions have changed quite a bit since we bought with them. Meaning, you're getting inclusions which we had to pay for. The leftover tiles we have came in Beaumont Tiles boxes, so I think Boutique source their tiles from there. We picked tiles that were Cat 1 or 2 not higher, as what we wanted was in those category anyways. We picked Cat 4 wood flooring as that was our priority. Carpet was Cat 1 or 2. Hope that helps? I think Boutique uses Bonaire, as I recalled seeing that name in one of the display houses. How do you find it? And thanks for the reply! Re: BOUTIQUE post build support 14Apr 12, 2013 7:54 pm We upgraded to refrigerated because after researching pros and cons , decided it was best for us because: Refrigerated is more efficient in cooling when it is hot and humid. Evaporative will just put more moisture back into the room. Evaporative systems are bad for asthmatics because of the humidity they induce. Refrigerated are more expensive to have and run but for how many days we would need it, it didn't bother us at all. The system is Bonaire and it has been excellent this summer. Good to know about the water tap at the front because we noticed our one is a little bit bent and leaking aswell and want to get it fixed before we sign the handover. The one thing we learned about our build is if you want a power point in a particular position make sure you have the exact location nominated on the plan. They will try and get out of fixing it if it is not nominated on the plan. 4 3718 10 15701 |
