Moving means paying stamp duty etc however I had heard that extending does not necessarily add the same level of value to the home that you pay in costs for the building. They were looking at adding a family room, a fourth bedroom, knocking a few walls out and making a bigger bathroom. All up it would have cost them close to $100,000. They had the place valued at $1,050,000 pre alteration( three bedder ) then by the same agent if they went ahead with the alterations ( four bedrooms plus second living area and bigger, updated downstairs bathroom) . He estimated they would add another $120-$150 to the value of the place. They went ahead with it and are very pleased with the end result. Your mileage may vary with your location, what rooms you are upgrading , what rooms you are adding on etc. Seeing as these days with the average Sydney house, stamp duty, real estate agents fees, legal fees , moving fees etc I have read where it is around $45-$50,000 to move.
