We currently have a bedroom on the back of our house, but we want to build another room on the back of this (as well as extend our living area adjacent to the bedroom). Essentially we want to end up with a bedroom and a playroom (now) /study (later) /spare guest room (when needed) - as well as our extended living area. But the focus of today is for the bedroom/spare play room.
The dilemma is whether to (a) leave daughter's existing bedroom as is (currently approx. 3.2 x 3.6) and add the playroom on to the back (approx. the same size) - with the entrance to this room off the living area (I am envisioning an open/wider doorway).
Pros - we would end up with two decent size rooms; We would be able to easily see the playroom (ie monitor the kids) from our main living area; ultimately down the track, the playroom/study could be used as a sitting room or incorporated into our current living space and we could open up the entire back of the house to a deck (not what it is intended for, but gives us that option).
Cons - existing bedroom will lose lovely north facing window (which is one of the lovely features of my daughter's room) and end up with east facing window on dead side of house; we would need to extend the existing living area further back than intended in order to be able to access this room from the living space (hence extra expense); would lose extra yard space for same reason; daughter's bedroom would remain sharing a wall with the the existing bathroom.
Or (b), put a wall up in the existing bedroom, essentially creating a walkway through to the new room.
Pros - Daughter's Bedroom would move to back of the house therefore able to retain north facing outlook; not as expensive for the entire extension (because we would not need to extend living space as far); takes less yard space for same reason; AND... bonus, daughter's room would be able to move away from currently sharing existing bathroom wall .
Cons - existing room (which would become the playroom/study) would end up being 2.7 x 3.1 so would only be considered a small bedroom/study type of space (which is all we want, but maybe shooting ourselves in the foot for re-sale???); and, we wouldn't be able to see the kids playing or on the computer as they would be behind the existing walkway.
We don't want to build as per option (a) but make the back room our daughter's room because the entrance to this room would be off the living area and we wouldn't want her room opening straight out into the dining/living area (apart from noise etc, we don't want her having to walk through living area to get back to the bathroom etc).
Any thoughts?? I know ultimately it will come down to what works for us - but always good to get others' input in case there is something we hadn't considered.
Any thoughts on a room size 2.7 x 3.1?? When I stand where the wall would be - it 'seems' like it would be suitable for what we need (playroom/study with room for a sofa bed for guests to sleep on) - but it wouldn't allow for any BIR or anything like that. Does anyone have a room this size that they find perfectly suitable as a bedroom or spare/play room.
