Second last house I sold did it that way since they needed more time to come up with the full deposit. (they had finance troubles; it eventually came through but it definitely wasn't a great experience as a vendor.) My most recent house sale was to someone who presented a cheque for a full 10% deposit with the written offer and was not subject to finance. It was much less stressful. Land settled May '14.
