We recieved our site costs back last week and it looks very much on the high side (15K just for a modified class M slab on P site!!). Just wondering these are negotiable and also we noticed that we would need to arrange for asset protection ourselves i.e. builder was going exemplify themseleves with any damage done to cross overs, kerbs etc... is this normal? Re: Asset Protection and Site Costs with Volume Builders... 2Jan 25, 2013 10:17 am Items such as, building permit and fees (not planning permits), builders construction and warranty insurance, engineers site and soil test reports, temporary security fencing, scaffold, portable toilet, driveway cross over protection. All of these items are normaly included in base price. Some builders will take some or all of these out of their base price and add them into site-work costs. After receiving the soil test and engineers report, the correct slab will be determined and may need to be upgraded to a a 'P' site. P stands for 'problem'. This could be due to trees which then require root barriers. Cutting and/or filling of the site will also add costs and slab upgrades. Upgrading of the slab, means extra concrete and reinforcement. It may also include such requirements as additional concrete piers. Mine cost an extra $17k over site costs due to the requirement of piers and I knew this before signing the contract as the builder informed me that there would be an expense above the site cost due to a easment running along side my proposed house. You can also request an invoice showing all site costs and everything is negotiable. FYI Here is a Class explanation I located A - Mostly made up of sand and rock and has very little change when wet. S - Slightly reactive clay in the soil with only slight movement due to moisture. M - Moderately reactive clay with moderate movement due to moisture. H - Highly reactive clay site with High ground movement. E - Extremely reactive site with extreme movement due to moisture. P - Soft soils, land slip, mine subsidence, etc. Collapsing soils due to moisture and soil structure changes. We are at tender stage and have requested for itemised costing. All I know is that 15K of that is just for the concrete slab itself. Given a M class slab is standard, I don;t understand why a modified M class slab could cost an extra 15K. We do require piering.. perhaps this is the additional cost? Its stated as a provisonal sum for 15K "Provide modified class M concrete waffle slab in lieu of standard ... mentions piering and reinforcement" but thats about all we have to go by.
