Browse Forums General Discussion 1 Jan 10, 2013 9:01 am Hi, We have pre-approval for a home loan but it was not as much as we hoped for...something to do with having 4 kids! Anyway, we priced some land and visited some display villages inspired by the building grants ($24K in SA) and in our area - it goes way beyond our budget especially with all those extras that seem to be thrown in along the way. So, I had a look at established homes a little furthur out from where we live and they seem very affordable and on large blocks. e.g buying established doesn't seem that much more expensive than the land on its own. BUT...buying established means not gettting exactly what we want. It's far from our dream home. One house I have in mind we would have a spare $60K to use for renovations. Is this enough to knock out the back wall and extend the family area and build an extra bedroom (and maybe an ensuite?) ? Is there a site or guide to this sort of thing as I really have NO idea about the costs involved in renovating? What do you think? Build from scratch or renovate? Is there anything I need to know about renovating a newly purchased home? Re: To build from scratch or renovate? $$$ question 2Jan 10, 2013 9:15 am There are people on here who have done renovations and can give you more precise advice but the Archicentre do have a cost guide to help you cost renovations. Here is the link: http://www.archicentre.com.au/images/st ... -Guide.pdf I think it would also be in your interests to have any house you intend to buy looked at by a building inspector or architect to make sure there are no major defects and that it is a good candidate for an inexpensive renovation. Thanks also for the advice - a family friend is a build so I'll make sure I get him to have a look! Re: To build from scratch or renovate? $$$ question 4Jan 16, 2013 12:01 pm Here is an online calculator that can help you determine how much it is going to cost you to build http://www.homedesigndirectory.com.au/c ... PX7AUaL71A Stewie Generally, the texture that you listed will have a 2mm size stone chip in it which is dragged with float to give the lines Any patch work needs to be 2mm less than face… 2 1652 the step up is 30mm and wanting it to be flat . how much does the concrete have to be lowered .we plan on removing bath and lenghten shower and adding seat. the old bath… 0 8160 if the original house is in good condition most of what you listed could be added in stages without the need for KDR and costs and disruption of having to live elsewhere… 1 10409 |
