My partner and I are looking to buy an acreage in Gippsland, quite a few of them are old homes that have been renovated, and done poorly to our dismay.. We have come accross one that seems to look nice but we have done some digging and the estate agent has admitted that the reason it didn't sell is because "a few things haven't been signed off" ...huge red flag, right? Am calling back tomorrow to find out exactly what it is that they have neglected to get sorted. So my question is, in order to buy, insure and possibly down the track re-sell a house etc what exactly would we need signed off? My immediate thoughts are safety clearance for any gas work or electrical, a certificate of occupancy for the new room added on and any council permits and to ask if any structual work has been done inside (walls knocked down etc). Are there any things that we can get away with not having signed off, legal loopholes etc that we should know about? We are driving over an hour to look at this place so I'd like to have some questions answered to save us the drive if it goes in the 'too hard' bin! Just not 100% sure what is legal as far as buying a house without bits and pieces signed off. If all goes well we would obviously get a building inspection done etc...
