We've bought in stage 4, I'm anxious to know what our neighbours are doing, single or double so that we can decide. I'd hate to do single and then have a double on each side. I wonder if there's a way to find out? Re the land tax, our conveyancer said it's usually only a couple of hundred dollars at settlement I'm so excited, can't wait to choosse a house! We've been house/land hunting for months, came across Armstrong and bought within a couple of day, just had a really good feeling about it! They told me that they got the approval from the government and the rest (civil works) should be strait forward. Figure crossed. I'm going through the process at the moment and I think what I've been offered as a fixed price site cost is way too high. Would live to know how everyone else is doing. Cheers Hi Huxie, close friend of mine building in the Warralily Coast precinct which I assume would have quite similar land to ours in the Villawood estate being literally just across the highway few Km’s further down only payed a few thousand dollars for site costs on a 14m x 32m block building a 28sq home. He was actually refunded a little from Simonds Homes as site costs were less than they had estimated in the price. I have purchased a block in Stage 4 but yet to decide on a builder but hoping site costs won’t be too expensive. Yeah I like the cloud photo gallery and I check the progress from time to time! To huxie, I have been talking to LongIslandHomes and put in initial deposit. They offered a package price including 15K site cost up to H class. If later it turns out to be only M, they said they will refund some money, not sure what will happen... I remember you were building with Carlisle? I am also considering them as my initial deposit can be fully refunded anyway. Would you mind to PM me how much Carlisle is asking for site cost please? We are building in stage 8, has anybody got any news of when they are releasing any titles so builders can start to build!! Has anybody had any soil & land tests done yet. I went to the site on the evening of the 20th December to have a look at the work completed. They are ahead of schedule so could be earlier than expected. We are looking at building a single story investment with Long Island Homes. We previously built with them and had a wonderfull experience. We also have a great feeling about the estate. Mt Duneed in Armstrong. Not sure yet on approx site costs. Still early stages for us. This will no longer be required come title for land saving between $3000 - $5000 depending on what the builders were charging for the 12.5 BAL requirements. PM me if you have any questions. We are going to be building in Stage 4, over looking Armstrong Creek (hopefully Title available at the end of April) with JMarkhomes. They are a small boutique builder from Torquay. We aim to start as soon as the land titles. Really looking forward to it - this is our first home in Australia, and our first full build.
