Browse Forums General Discussion 1 Nov 30, 2012 9:06 am We are considering buying a house built in the 70s. We plan on living in this house for a year before moving out and demolishing it so that we can have a new house built on it. My concern is that there may be asbestos in the existing house and whether it would proof a health risk if we live in it. We've got the section 32 and contract, do they need to stipulate in the contract that there is asbestos? What are everyone's experience living in an older house, potentially with Asbestos? Re: Asbestos 2Nov 30, 2012 1:43 pm Asbestos problems aren't something you realise at the time. Its only 10-20 years later. My Brother in law worked with asbestos sheeting in his 20's but the disease didn't until occur until his mid 60's. Having said that is the asbestos is sealed with paint and the panels are intact then its relatively safe as long as you don't disturb it. If asbestos is present it will add $5-10,000 to the cost of demolition. The Harder You Try - the Luckier You Get ! Re: Asbestos 3Nov 30, 2012 2:28 pm Don't worry about asbestos, as long as it's not disturbed you will be fine. It's buyer beware so make sure you get a building inspection and pest report first. This can uncover all sorts of potential nasties. We got an old backyard shed removed at our place (we bought 3 months ago). Cost about $400 to remove a few sheets of asbestos. They were here for 3 hours or so. Roughly $80 per hour, depending on who you get. So it depends how much asbestos you have in it. Good luck! What you are looking at is fibrous plaster, true gypsum, it is cast on horizontal beds with fibers included to give strength. I has no Asbestos in it. Houses before 1985… 2 7113 4 1828 |
