Browse Forums General Discussion 1 Nov 22, 2012 10:40 pm Hi everyone, My husband and I are just in the initial "research" phase of finding the right house and land package. I am so glad I stumbled into this forum that carries such wealth of information especially to someone who is a newbie in building a home. We managed to speak to a builder who seemed very reputable and we were quite impressed with the display home we have seen. I started to feel concerned when the sales consultant told us that we should pay 1k DP for a land whose price has not been released yet (I believe is still for future development) and 2k to the builder. He explained that this is so we can secure it. We have a small budget in mind and we just can't deal with ambiguity, certainly not for the biggest investment we have yet to make. The consultant (who we have only met twice) has changed his estimated price of the land by 15k difference (I don't know if he noticed that I write down everything we talk about especially about costs) and when I queried him about it he said he is only giving his estimate as the price list is not yet available. We are very keen on this block of land and think the builder itself will not disappoint but I do not want any future surprises on costs plus the seeming lack of transparency on the part of the consultant is beginning to cast some doubts in my head. Do you really have to pay a DP to secure a block of land that has is not yet ready for sale? Appreciate your thoughts on this. Re: DP for Land and Builder 4Nov 22, 2012 11:06 pm id be heading into the land sales office and find out if that lot has been sold/allocated to the builder...if not maybe express your interest and get a better indication of price instead of trusting the builder. Re: DP for Land and Builder 7Nov 23, 2012 1:28 am Im basing the cheaper comment on my situation...people who bought on my street paid thousands less than i did as i bought the land 12 months after they did when it got titled. when they release the block you are after you would want to find out if it is titled or not and base your decision on that. good luck!
