Some builders are building designers as well and some have their own draftspeople or designers, so you're right I would definitely expect a professional to do the drawings. We just had a very bad experience and would never do things the same way again. You ask why the plans were acceptable to the building surveyor. I was under the impression that building surveyors are only looking for major problems affecting health and safety. Most of our problems occurred because the builder claimed the plans didn't provide adequate construction detail and things were either missing from the drawings or couldn't be put where the plans showed eg an outside light and a down pipe one on top of the other. We also had a major problem with the site levels though I don't really know whose fault that was. Pellana, when you say you get what you pay for, I would have to disagree. This is exactly the line both our building designer and our builder used and I completely mistrust it now. I would heartily agree with you though that you have to shop around and be very selective - that is really the only way you will know that what you are getting really is what you paid for!
