Browse Forums General Discussion 1 Oct 26, 2012 10:48 am So as the topic suggests we are looking at selling up to build our dream home.. Problem is we don't really know where to start or the processes involved, as we brought our current home as a 90% complete spec home and just went straight through the real estate and their conveyencer so we didn't go through the "normal processes" of buying our first home.. We won't be putting our current home on the market until early next year as we are locked into a fixed rate and don't want to payout the ridiculous fees to break it.. Should we speak to realestates now, or wait until then? We cannot do anything about buying land until our current home sells (and will be moving in with my Mum until the build is complete) what are the steps involved with buying a titled block? How long would the average person expect to wait from initially signing contracts with a builder to the finally hand over? Any other info you feel might be helpful? This is from my experiences: First build was a house and land package, and second was a investment house and land package.. Both were much quicker (i found) in terms of paperwork as they had their own land sorted and ready to build on.. The build we are currently doing is a build where we found our own land and picked a plan from a display,amended it a little and building it. We also had to wait to sell before we bought but we did just look... Our house took 7 months to sell once sold we then found a block in early april and waited for settlement in June. In the mean time around the end of April we signed and paid a small deposit to the builder and got the ball rolling while the land was waiting to settle. ( glad we did this as contracts took a while) We spent a few weekends looking at displays driving around looking at blocks while the house was on the market, once sold we then knew what we wanted, we missed a few along the way but something much better always comes up Yeah I don't know why I came to a forum.
