Browse Forums General Discussion 1 Oct 18, 2012 2:36 pm Good Afternoon all, Got a bit of a story but really need some help..... 7 Yrs ago, built a home and lived in it for 6years years before moving in with my partner and using the house for a rental property. Over the past 18 months the tenant absolutely trashed the house, we gave her a form 2 and evicted her out. The state of the house was upsetting to see. The Laminate floorboards were wet through Bedroom 1 (which lead through to the two way Bathroom) the doors and Jams had been water exposed down the bottom and luckily I had insurance to cover "some" of the damage. The Insurance Agency had got a company out to test for any water leaks through out the pipes and unfortunately cut a big square out of the Bedroom wall (the bath was on the other side). Well after the testing, there is no sign of leaks in the pipes yet my spa bath button was missing (which had been pushed through) and water had been going down the hole and onto the walls etc in the area. that insurance company decided I needed to do " maintenance" to the house and decided to give me a cash settlement and get my own builder in (yeah, that would be fun for a 30 year plus female with no building experience) but thank fully my partner's mate can help me out with some subbies so we thought we were going all well and get it fixed........hmmmm We got to the rental property, the "small hole" was actually quite large. As you look in (you see the bottom of the bath) was mould growing on the inside wall, where they made a hole, there is mould there too against the bedroom wall and we took the skirting boards off to start lifting up the laminate floorboards (which were still wet) and mould is growing all against the wall where the skirting is. As I went back to my builder to see what they did to waterproof, they then accused me for changing all the taps and they hadn't been sealed properly which the water was running down the back of the shower...... hence I never and still have proof I didn't change the taps and that is what the builder placed in. Ill deal with the builder later, this is where the questions start: I have done some homework on waterproofing, got quite a few quotes and brought my partner or bro in law to listen. Most the Companies said the same thing and chosen to go with a HIA Approved business. First question, has anyone used a company like this before? They can take out the grout in the shower and resealed the lot without having to take the tiles down. If I can get this fixed for a period of time, I will be happy to make sure no more water comes through and start the drying process. I have the subbies for the Doors, Door Jams etc, but Mould! what is the best way to get rid of this? I have seen the previous posts to use White Vinegar instead of Bleach, even though i have googled quite alot of sites and said to use bleach. I know its going to be a slow process but is there a company that can make sure mould doesnt return back or a spray, or do i just replace entire gyprock? this is the only part I am really stuck to go from here and eventually want to rent the house back out when it has been fixed up but also want to make sure there is no sign of danger of having any more mould in the house for the next tenant. What to do? any helpful suggestions welcome This certainly doesn't look good. I would be engaging with an independent inspector to have a look at this.
