Browse Forums General Discussion 1 Oct 15, 2012 7:22 am Hi there, I've been reading these forums throughout my whole build and have seen so many helpful people commenting on things that I thought I might finally post about a problem I've had over the weekend to see what advice people might have for me. I've recently completed my 3 month defect list for my new home and noted that there seemed to be an issue with the laundry sink backing up and taking a long time to drain. I only just had my washing machine installed and used it for the first time over the weekend. There's definitely an issue with the laundry plumbing - the washing machine was returning the waste water to the pipe correctly, however the water then started coming up through the grate in the floor and proceeded to flood the entire laundry and came racing out into my kitchen which has bamboo flooring. My flooring already has a weird ripple feeling where it connects to the next board, and as I was trying to soak up the water from them, the boards were literally making a squelching sound as I walked over them so I know that plenty of water made its way under the boards and I'm at a loss as to how I could possibly do anything further to get any more water up. I have contacted my builder this morning to follow up on the defect list I submitted and also informed them about the flooding experience and mentioned the damage that appears to have been sustained to my flooring. I feel sick about the damage sustained to the floors already and feel worse when I think about how they might look in a few days time. Obviously the builder would need to verify that there is an issue, but should they be responsible for the flooring being replaced as a consequence of the issue with the plumbing? I just don't know how this should be handled and am hoping for any advice to help guide me on this one. Thanks so much in advance. Re: Laundry flooded - advice on damage? 2Oct 15, 2012 7:50 am I think he'd definitely be liable for any damage to other things as well. If it wasn't for the plumbing issue, your boards would not be flooded. Lucky you have put the 'backing up' issue into your defect list. It's amazing how little things like this can save us later. If it sounds weird, it probably is, even if you don't see a problem right away. My signature is distracting people from my wise posts ... Re: Laundry flooded - advice on damage? 3Oct 15, 2012 11:03 am Washing machine discharge is not an uncommon problem with the machine pumping out water faster than the waste pipe can take it. Usually all that's needed is a floor grate attachment with a ping-pong ball that floats up and shuts off the floor grate when its about to overflow. I think it will be an argument between the builder or your insurance company over repairing your kitchen floor Arfur Re: Laundry flooded - advice on damage? 5Oct 27, 2012 9:49 pm We had a weird bubbling sound that hubby didn't think much of but I made him write it down in the 3 month check. Some time later the laundry flooded. The problem? A concretor staked the pipe, realised his mistake, then tried again, oops, and then laid the slab. We had two sections of pipe just under our dining room that were almost completely concreted solid. Needed an excavator to come in and dig to a spot under our slab to repair the damage. So good call on raising that in your report as you may have something more major you didn't know of at the time.
