I assume that the builder or original owner will give them to the new home owner. Does this need to be written into a contract? Some things such as tap ware have very long warranty periods but would need receipts for any claims. Re: Receipts for appliances and fittings. If the builder is a problem, and some are, the handover paperwork is really your receipt for the house including all its fittings. What do you mean if anything goes wrong exactly. Do you mean within the builders warranty period as I am not sure how he could be responsible say for a cooker with a 1 year warranty after that period. Or do you mean within the warranty of each fitting or appliance. Some as I said will be warranted well after the builders warranty and I am unsure of how you would go chasing up a tap problem with a builder 12 years after the build. Just makes sense to get a copy of each and chase any specific warranty issues yourself. How do you even know how long the warranty is for each? Anyone encountered these problems? Re: Receipts for appliances and fittings. It works exactly the same way, as you've effectively bought the appliance from the builder. You ought to receive all the usual instruction manuals and warranty registration paperwork as part of the handover process.
