Marriott Waters release --> Info / update center

Hi Guys

Just went for drive to MW today as I didn’t go last week, I drove to our block of land and saw that the surveyor pegs have gone missing.

Who would pull out the pegs and what would the reason be?? (Builder or Vandals)

I remember receiving an email months ago from the builder saying if there wasn’t any surveyor pegs they would have to get a surveyor to measurer up the land and be charged $$$$$. Now we are close to a site start and this has happened.

Can anyone think of why this has happened??

Hey Mickey, are you closer to Stage 10 ? I've only seen one Metric*n place so far (sign posted anyway)..

We measured out our land today, and noticed the pegs don't exactly match the dimensions of the land (16m x 28m) - the more concerning are the length (north-south) - they're both about 2-3cm off, which may not seem much, but we're pretty tight with the easement and setback, etc. What do we do ? Speak to Marriott ? I've taken photos (below) for evidence, and it's noted in our personal files.

Also, we're debating whether to temporary fence (fund it ourselves) now and permanent later - as opposed to using our fencing allocation in the build for it and bearing the whole cost, especially considering the back (Stage 9) won't be ready for a while. We have details (2 of them are Rawdon's !!)

I'm in stage 3 on a corner block.
I have a neighbour to left and an empty block behind us.
This is what's concerning as these pegs have been around since stage three was released and now we are close to a site start and the pegs have gone.

An update : after Jason spoke to the MW office, discovered the pegs are the ones closest to the grounds - the wooden stakes we were referring off aren't the right ones. So about 10cm in from the footpath should be a faceplate type of setup, then you'll have to dig around the back of the property to find the rear ones (ours needs a good whipper snippering !). Will let you know how that goes.

We're also planning on doing temporary fencing on the west side (where the garage is, only 15cm to the border), and permanent on the east side (blind side) - the rear we'll do closer to the finish (and hopefully the Stage 9 people will be happy to tip their 1/2 in).

Have got quotes from ATF (temp) and Hallam Fencing (who are doing a majority of MW fences, pretty competitive too !)

in regards to temp fencing on two sides and permanent fencing on the other, I would sugest do all fencing or use temp fencing for the whole boundry. It gets very windy at times here in Marriott Waters, and if you have no other homes adjoining yours the one section of fence could become a casulty of the wind and blow over,fencing is much stronger with the support of all three sides( and a few homes around ) to block the wind.

Re Hallam Fencing - me and my neighbour signed our quotation back in July for the side fence. The fencer finally came today to put in the posts... that's 3 months later and after many phone calls to their office.

Something you might like to think about when choosing a fencing installer :roll:

Hmmm, interesting. The only thing we're facing right now is funding that AND the deposit & stamp duty.......if we temp fence we'll have to find that money now, then use our permanent fencing allocation in the contract later (paying twice) - and i'm worried that if we permanent fence next to the garage with all of 15cm space, that it will inhibit work on the garage on that side.
Also, we could pay for the permanent now, but it could be ages before Stage 9 people go in and i'm not totally sure they'd want to pay their 1/2 so far away from title/build.

Hels, I believe you're sans fence at the back - is Marriott doing that or are you bordering someone and haven't got to it yet ? We were thinking of leaving the back until last. We are leaving the back fence until after our backyard concreting has been done (hopefully in the next month). We didn't have any fencing allowance so it's on us and the back neighbour to do it. The block behind us has just resold so we will also wait until the new owners have title.
We will most likely use Hallam Fencing again only because it's convenient that they contact the neighbours on our behalf. I don't think they would take as long next time due to the lengthy wait we have already endured and also the weather is a lot better now.

How did you do the fencing - ie (temporary all around at start or permanent on one side, etc) ? I know that council bylaws state that there must be side fencing up (and our contract) by site start. What advice did you get about the garage side being fenced ? I just feel it might be to our detriment to permanently do that side and give them little if no access to the exterior side of it when doing the mortar/lineup/cleaning, etc.

We had a permanent fence on the dead side of the house, as the neighbours had already built and organised that. It was paid for by the original owners of our block (as we bought a re-sale block).

The neighbour on the other side started a couple of weeks before us so their temp fencing went up first along the other sideway. Which meant our builder only had to temp fence the front and back. It was all organised by PD and initially they charged us for 4 sides but we got a credit back at the end for the 2 sides that weren't needed.

Are RH making you organise all the fencing, whether it be permanent or temporary?

If access will be a problem, why not do 1 side and the back with permanent and get temp fencing for the other side and front only?

In the contract, we get the front and two wings of 5.8m to the sides. Anything other than that is our responsibility. There is a fencing allowance in the contract, but it's hard to find the extra $'s to do temp fencing all the way round. Your suggestion is better methinks......and what we finish is saved up for later.

Apparantly, it is one-off council fee. PD had to pay it to get our plans through, now we have to pay PD.

Who is responsible for cutting the grass on the nature strip as we are a corner block and the grass and weeds have grown wild on the side of the block? I have no problem with cutting the grass, but is it our responsibility or is it the councils, but we still do it ourselves so it makes the front of our houses presentable?? :th:

If it's the nature strip in front of your block then I'd say you where responsible.

How long was stage 7 / 8 at the titles office? Or even how long from stage 7 / 8 development compliance to title to settlement?

You have to mow the all nature strip around your house, bummer I know. We are in the process of putting soil and seed on ours at it got butchered during our build and we had to move the crossover :roll:

BTW, our neighbours to the right have already got their temp fencing up and a site scrape - and we discovered today that we only have to fence what isn't already there - so just the back and west side (about 36 lineal/m), which we're underway with ATF in discussions for !

There's a lot of action around Stage 7, lot of people starting their builds - even 2 doors down have their slab (PD) !

You can borrow ours

we have a petrol one and it also has an optional blade for really tough grass/weeds. Just PM me when you want to use it.

Updated yesterday:

Construction and Titling Update
Villawood are pleased to confirm that Stage 12 has been given Statement of Compliance and is now
lodged with the Titles Office, Stage 8 has now settled.
Stage 10 is progressing well, overcoming recent wet weather with construction completion still
expected in November.
Wetland Body 2 earthworks are nearing completion and with Spring now upon us, our landscapers
are gearing up to start planting out the wetland with Australian Ecosystems scheduled to start the
aquatic plantings within the next month.
Foundations are in place and installation has begun on the next instalment of sculptures from
Villawood’s renowned artist, Folko Kooper. Continuing in the theme of the first wetland the
sculptures are constructed of Corten steel and will include a series of pelicans.
The largest sculptures yet to grace a Villawood project, these sculptures will provide an iconic and
powerful vision throughout the wetland environment, be sure to keep an eye out for them being

I went past Marriott Waters today.. can I just say the estate looks so good!! Every house looks top quality and the entrance reminds me of Waterways. The lakes are amazing too!!

Can I just ask if Marriott Water housing will extend to where the sign is on the Evans Road side?? Will there be housing here?

Also roughly how many Carlisles are in the estate?
