I agree with ICK about the sink (I hadn't noticed that). Maybe you could move it to the other end of the bench so it looks out at the dining area and through to the entertaining area/backyard?

I also agree about the window in the ensuite being on the front. How about adding another window between the toilet and vanity? That means you could have window coverings on the front one which remain closed for privacy (such as blinds), but you can open the side window coverings to let plenty of light in.

I don't like the location of the linen cupboard either. If you are going to widen the garage slightly (if the block is wide enough) I would sink it into the garage wall. Or move it to the laundry/garage wall with the doors opening on the laundry side.

Great ideas, some of these would never have crossed my mind until move in!
These are my thoughts after reading your replies.

- Moving the linen cupboard either into the laundry or on the outside of the laundry similar to the Lisbon 22.
- Definitely have a door from the garage to laundry area, but hard to decide where in the laundry would the door be unobtrusive / out of the way?
- Glass door to the home theater with curtains draped over the glass. Mainly for aesthetics from the outside when not in use? What kind of doors have others used for there home theater?
- The study will definitely be needed for homework area / computer room.
- How wide is the average double door fridge?
- I liked the idea of the taps etc. being hidden away, however I see your point about staring at the wall while doing dishes... will have to consult the other half about this as it's "her kitchen", her words, not mine :roll:

- Is it a big task to add doors after the house has been built?
- Sound insulation and general upgrade of insulation throughout will be an avenue to pursue, help keep sound to there respective rooms and keep down energy usage.
- Bathroom skylight! Great idea I would never have thought of, is it possible to have one skylight joining the bathroom and toilet?

Our outdoor entertaining area will be on the other side of the dining area, my partners father will be building us an alfresco as a gift

, I'm thinking have a gas BBQ hooked up to the gas main out there too.
- How big are bi-fold doors? Want to use them to open up the rear of the house on those hot days, so having bi-fold doors opening up to the alfresco would work a treat.
- There will be stools to the kitchen bench, so you think move the theater room door to say the middle of the wall?
- Unfortunately I think the garage size is fairly static as our block is 16m wide, unless we reduce the size my the main entrance.. Our cars are not that big, so we should be ok.

The more the plan is critiqued, the better! So I appreciate all suggestions

I'll answer what I can;

We were quoted for glass doors to the rumpus and it was about $1000 so we are going with plain flush standard doors instead! It's best to add doors during construction as you can always upgrade them later to something nicer (which is what we will do). It would be expensive and more work to add a whole doorway with framing etc after it's built.

Our fridge space will be 900 wide, we have a double door one with water and ice etc.

We are adding skylights after the house is finished. I have one in the kitchen at our current house and it's excellent. I highly recommend the bloke who fits them and I can PM you his details further down the track.
I don't think you can have it above both bathroom and toilet due to the wall trusses. But you can get different sizes. Personally, I'm not going to bother with one in the toilet and just get one in the bathroom. I'll also get one in our kitchen if it's dark in there, will see how we go.

Our bi-folds are 3300 wide and are in a 4 door configuration. I think it is possible to get smaller ones and I believe they cost around $3000.

I wouldn't move the HT room door to the middle, just move it along a little bit. Otherwise it will be a pain having to walk around the dining table to access the room.

Not sure if our tradies will do anything today, it's been sunny since about midday though. Maybe they have a look out of the window when the alarm goes off and roll over to go back to sleep if it's raining :wink:

I'll have a drive down there later, I have to go to the post box anyway.

The red dots indicate a change, the ensuite, I thought a sliding door would be most appropriate so it would still leave the walls open for towel racks etc.

That looks much better. With the ensuite, just make sure they put the taps for the shower on the wall next to the window or you won't be able to have a CSD due to the pipes!

The only other thing I would suggest is a door on the WIR, personally I hate seeing inside there as ours always looks messy with tons of clothes everywhere (but that's just me :oops:

)

I went to the block this arvo and they actually did quite a bit today. The dunny is there, along with the meter box and lots of pipes.
I also drove down Evans Rd (from the Lynbrook end) and thee stages along that stretch are taking shape, they have levelled off the blocks and dug out the roads.

One other thing, with the laundry why don't you make use of the space opposite the linen cupboard and put in a broom cupboard? Or move the laundry door so it opens flush against the garage/laundry wall. It seems to serve no purpose being in the middle like that.

My worry with the laundry like this is if there enough room for the dryer and washing machine?

You realize you're going to make a habit of checking your block every day to see what they're up to!

Seems like you don't have lazy builders though who call it a day when it rains.
I did that same drive down Evans Rd, disappointing to see that we couldn't get through to see the land

I don't think the linen cupboard will be able to go there as there is no space for the washing machine, which is normally next to the tub. You would have to move it closer to the wall with the door. I thought it was better the other way that you had it, because even though the laundry was smaller, there was still room for the washing machine (dryer can go on the wall).

I'll go to the block most days, as I usually swing past when I'm dropping my son at daycare or if I'm going to the post office. It's a novelty at first though and as time progresses I probably won't go as much

Poor Greg has been working long hours and he hasn't even been there yet (since they started) so I've been showing him the photos every night.

At least your block sounds like it's not too far out of your way for doing drive by's... my block is 30minutes North from where I currently live and my work is 20 minutes South! At least my family are near my block so I can always pop in for a cuppa

I was going to suggest this, but I was going to say extend the wall so it is flush with the studys wall???

ahaha yeah exactly! Imagine how exciting it'll be once your slab is there! And if you're excited about come concrete, you'll be over the moon about some timber

Not so much of an issue IMO, ask yourself how often you are using both doors in unison? Because its against the opposite wall its not an issue while the door is open - its not like they are banging each other when both open. Take a look at the bathroom, would you want to design the bathroom differently if the shower door was drawn into the plan? Just showing things like this happen but they look worse on a plan if drawn in

We basically custom designed our place, so would deliberate for weeks over the simplest things such a room sizes, walls, etc etc. The way I see it we had to wait until settlement anyway so may as well take the time to go through all the options - plus it occupies your thoughts so you aren't stressing about land delays etc!! :lol:

Yeah, you're probably right.. who am I trying to kid haha :lol:

We were a lot further away when we built the last house and I think we went there maybe twice a week? But I didn't work from home then, I worked in an office and that was even further away.
I should set up a web cam on the block so I can see when they have been and done work so I'll know when to visit

TD - We have the same issue with our laundry and the linen cupboard doors are right next to the laundry door. I suppose it's a case of making sure that the cupboard doors are kept closed after use, other wise it won't be an issue. I think there is always one thing that we are never totally happy with in the design, but can live with it

Update - I had a phone call from our CSC on friday to say that the slab would be poured tomorrow (monday). But they haven't even boxed it up yet! So I doubt that will happen until later this week, weather permitting. No doubt we will get the invoice in the mail though :roll:

We are also wondering if they have missed an extra downpipe that we added on the side of the garage, or they have put it in the wrong spot. A bit hard to tell at this stage though.

has anyone else noticed that their lovely new toilets are going a horrible yellowy colour since the recycled water has been turned on :shock:

.. Cleaning the toilet every 2 to 3 days is giving me the sh*ts... :evil:

Yea i remember reading the recycled water brochures and it saying something like the water will look a little yellow in the toilet etc, but not too worry as it's all clean and purified (is that the right word?).
That's not good if you've got a new toilet. Makes the toilets look like someone's done their business and hasnt flushed!
