Once it's been settled, how long does it take before you can start building on your land?
We bought in stage 7, which is quite physically far away for the other stages, but I would like to know what type of slab class was everyones? Trying to do a budget, and praying to god that its a normal class M!! Thanks guys. ![]() Re: Marriott Waters release --> Info / update center 125Jun 05, 2008 10:35 pm When we purchased our land back in June 07 we were told we would settle in Jan, Feb latest... we actually settled on the 30th of April 08, after jumping up & down cause we were incuring late fees / costs from our builder.. ![]() Just make sure you will not get stung by your builder...Check contracts to see if it covers land delay... Thanks. ![]() Re: Marriott Waters release --> Info / update center 127Jun 06, 2008 10:46 am Unfortunately you may be hit with extra site costs, we were told that it should have been an M Class slab, but once the compaction report came back we found out it was a P Class slab therefore increasing site costs.
So make sure you ask your builder what the site costs would be for a P class slab........because that would be the costs that you'd be up for. I hope this helps in some way. Went and had a look last night........we now have site excavation done, we have a toilet....yay!!! hehe. The taps have also been done and we have a rubbish cage!!!!! Finally they are doing something!!!!! Can't wait to see what they do next week....apparently the plumbing and electricity should be connected up by then and ready to pour the slab!!!! I have spoken to M and they said that they cant really give me an est price of site cost as it can vary greatly. They told me the best thing to do is just wait for a soil test and go from there. Our budget is tight as it is, it would really crush us if we have a P slab. What are the slab type for everyone else in Marriott waters? How much did everyone end up spending on site cost then? ![]() When I first spoke to Mai before buying the land, she told me that they will do stuff to the soil to make it a class 'M'. So we were told around $7000 for a Class M Slab + site costs initially. And then it only ended up costing us an extra $4,100 for the P Class slab. It could have been a lot worse than that I was told. I've been trying to call Mai but the lines are apparently all busy. Humph. We've budgeted around $10k for site cost, so i guess $12k is not that far off. But I'm afraid our soil could be really bad and it might cost us $30k-$50!! I suppose it would also depend on the builder you are going through and how much they want to charge you for site costs etc. Not all builders will charge the same. Oh and i called Mai today with regards to the stage 1&2 soil test. I just asked her what the soils results were roughly so that i could be prepared. She told me that it really depends on individual blocks, but majority of soil was M and H class. What is H class? I told her that i was worried that my soil might come back P clas and she told me that they provide compressed gravel to all blokes which should help with the soil or something?! ![]() |
