I don't know what further work they might have to do (and hopefully it doesn't mean the soil's crappy) and will be the worst case scenario - Rawdon Hill have been trying to get onto the land to do their soil tests for us, but this has held things up somewhat.

Well for one, they haven't been able to do a soil test yet, but I thank the heavens for fixed site costs! So even if the soil is crappy, we're covered.
But other things that may take longer is the plotting out the land? putting in the pegs.
Pluming to the main sewerage / water / recycled water? Or is that all done during construction of the roads?
Also, how long after settlement can building commence? We where told August settlement for October build start so does that mean the build will be delayed?
We were lucky enough to have fixed site costs too. Way back then they were expecting the soil to be better than it was..
From memory it should already be pegged out. we use to walk down the dirt road to our block & we had pegs in then.. They were still putting in the pipes too
Once we settled, we had a site start the following week
