I've have found a home that I like but the agent has told me that the renovations aren't approved by the council. Can somebody please tell me what options there are when it comes to this if I was to go ahead with an offer? The renovations are fairly extensive but I'm unsure how old they would be. Probably sometime in the last 10 years. Am I required to get these approved? I've known of a few cases where people had to do the paperwork or do remedial work before listing. If there's unapproved work then offers ought to reflect the potential problems the buyer might be getting. I don't know exactly what sort of reno's your talking about or what your council is like, but it'd make me cautious. Re: Buying a house with renovations - Brisbane 3Aug 23, 2012 9:48 pm Buying a home with illegal renovations can be extremely risky because you just don't know what has been done and whether the work is sub standard or even downright dangerous. Just a small matter of missing smoke detector could be deadly.(what about pool fencing, electrical,structural etc etc) I have inspected thousands of homes and hundreds with illegal works(one today) and have examples of problems with illegal works on my blog. The worst thing apart from someone dying or getting hurt is that you could get a notice from the council to vacate and demolish illegal works, then it will cost you thousands in special reports and testing to get the works legalised ( if they are good enough to pass) If not it will be thousands more in compliance or demolition. You should invest in a competent pre purchase inspection but choose carefully and get the consultant with best qualifications and experience, especially with experience in illegal works. Ask around and check their references before choosing.
