Hey guys, looking for guidance:
We are carrying out a substantial reno on a house that has jarrah boards throughout. They were in good condition and polished when we purchased, but our renos have required us to patch up some areas where internal walls were removed, plus a large section where an old laudry was (with a tiled concrete floor). These have been done with boards reclaimed from a local demolition job.
Our builder reckons we just need a cut and re-polish (and warned that tradies would always insist they need sanding) but the first guy I got in to quote said he'd need to sand the whole thing or it would not look right. He has also suggested changing from the solvent based polish currently used to a 2 coat water based one, which he says would give a nicer effect, showing off the grains of the wood better and that it would last longer (10 yrs) and not be turned dark and yellowish by the sun.
His quote for solvent based is $36sqm and for the water based $44sqm. We have almost exactly 100sqm of floor to be done.
My questions are:
1. Is full sanding always necessary?
2. Is the 2 coat water based polish worth the extra money?
3. Is the price reasonable (I'm in WA, the costalot State!!)
