Browse Forums General Discussion 1 Aug 11, 2012 1:11 pm Our home builder started off well with excavation, laying foundations, putting up framework and brickwork. However we have been waiting for over 2 months for the colorbond roof to be installed. At the start I was told the roof would be on within a week by the project manager then a few weeks later the project manager told me the builder was having difficulties with their subcontractor that was doing the roof work and to call him in a week. The project manager has not returned any of my call since. I called the business manager of the homebuilder a month ago and they promised me that work would start two weeks ago. It didnt so I called them back and they said they are still having problems with their roof subcontractor and looking for someone else but that if it hadnt started in two weeks to call them back. I called the manager last week at the end of that two weeks but the business manager hasnt called me back. What are my options ? The contract is written for the builder not the owner standard building association contract. The business manager told me our house would be built within the 10 month contract but we are now 7 months in without a roof and therefore nothing done inside Re: Advice please .. Builder has not laid roof in 2 months 2Aug 11, 2012 2:08 pm Sounds a bit like a case of not being able to pay the roof supplier hence the roof is not on. If they do get it on be sure you have an independant frame inspection done. Re: Advice please .. Keep calling Re: Advice please .. Builder has not laid roof in 2 months 4Aug 11, 2012 4:01 pm Mgilla -that's what I thought as well. I went for a drive to a nearby house being done by the same builder and it looks like their roof has nearly been done. Hope Ian next Theanonuser - it's a std contract that has a set period of 40 weeks however post that there isn't much pain for the builder on being late other than not getting their final payment Re: Advice please .. Builder has not laid roof in 2 months 5Aug 12, 2012 10:01 am That's definitely frustrating. My builder put in a $/week for either myself or him delaying the build beyond a certain date, I cannot remember if it was 6 or 9 months now.... The build has probably exceeded his worst case timeframe by now, but I've had 6 weeks of delays from my colour choices. This certainly doesn't look good. I would be engaging with an independent inspector to have a look at this. As for the unscheduled site visits, most builders are quite… 1 28312 I work with owner, he/she is my man on the ground and I instruct them when to visit the site and take photos and I have other tools in the bag. 4 15265 I had new concrete laid, extended the alfresco and had the sidewalks concreted too.
