We're looking at 600m2 blocks and a 185m2 house, but I can't seem to get my head around how much room the actual house will take on the lot. Obviously there are certain rules to how many meters you need to have at the front and sides, I think 6m at the front and 2-4 on the sides, but our main concern is to make sure we have plenty of room for a pool at the back or on the side of the house (depending on sun and orientation). All I want is a simple drawing of how our 185m2 house (pretty much square in shape) will look on a 600m2 block of land! Whilst I'm quite capable of using design software, for a quick solution, I'd just grab a sheet of graph paper, pencil and ruler and draw up a rough sketch. I generally use 1cm=1m as my scale to make it easy. Make sure you find out what the setback requirements are for the area you're looking at, because that will make a difference to the size and shape of back/front and side yards. You should be able to draw your own scale pic to work out the distance from the house to the rear boundary. But will vary depending on council/state requirements, I'm in Victoria. 185m^2 isn't that big, also its going to vary depend on how wide your house is. If you leave the minimum room on the side you could make an estimate of how much land you will be taking, or how much backgarden you will have in the best case... It's as close to the front as allowed, has around 1.5m on the sides and the backyard is about 4.5m long and 15m wide. The alfresco part is 8.5m long. I'm thinking you will have more than enough space for a pool. It's basically going to be an apartment with the noise - no hallways, so no double walls anywhere, and didn't you mention kids being in the long-term picture? More importantly I'd question given the three estates you've talked about looking at, where are you going to find a 600m^2 block within the budget you've talked about? You're typically going to have a block designed for a certain width house (or vice-versa), so the house isn't to sit in the middle of a square. ie, you're not likely going to have space down the right side of that diagram, instead, the block would be deeper. A standard block width is going to be 16m x 37.5m deep for 600m^2 dimensions - ie, you'd have a 1200mm(ish) path down the left side. Most estates these days require all houses to have the same setback within a certain measurement, so if everyone has already built to 3m setback, you'll have more backyard; if everyone else is at say 10m, you might have a tiny back yard. We are on a tight budget, and we don't really need more than this. Also, we've already found a few 600-700m2 blocks of land from $125k that we're considering, so that's also not a problem. I already mentioned in my original post that they do have a 6m at the front rule, and 2-3 meters on the sides, which isn't a problem for us. We WANT a lot of a space around our house because we want to put in a pool at some stage (also mentioned in the OP), and we'd like a dog or two at some stage and have room for them to frolic in the backyard, as well was play space for future kidlets. @kek: I downloaded the program you mentioned, but it never stopped updating so I couldn't use it. Easy for me I've been using it for more than a few years. Time consuming though but at what cost to roughly shape design a house? particularly as 'one' would design to the block of choice not design a house and find a block that suits. sorry for the rant Good luck there are a few links somewhere here Where you are coming from is where you are going to...
