Browse Forums General Discussion Re: House starting 2Jul 11, 2012 4:18 pm Once we had signed contracts and proved we could pay for the construction, the builder had 20 days to start. They started before this and one week was site scrape, the next was slab, the next was septic. I would wonder how many houses they have on their books and whether they are slowed down by a larger workload. Did you contract have a set build timeframe and what rebates you get if they go over. Our builder has a 17 week timeframe (barring weather delays) and then we can claim a dollar a day they go over. It seems they are really keen not to give us a dollar! Building tip No. 3: A raft slab will not get you down a river. A waffle pod slab does not go with maple syrup. My building thread https://forum.homeone.com.au/viewtopic.php?f=31&t=53000 Re: House starting 3Jul 11, 2012 4:28 pm Hi, ask your sales consultant for a schedule/time line for the build. All our builders have always supplied us with a written summation of the different stages of the build and when progress payments are due. Of course these are approximate times only, since for instance many factors can cause delays such as weather, tradies having to be co-ordinated on different sites etc etc. and how busy they are. Be proactive and visit their office to find out what you want to know. You can be fobbed off by phone. Always be polite but it's not acceptable that they don't communicate with you. Also get to know your site super and be understanding of delays- it REALLY helps!!! Re: House starting 5Jul 11, 2012 6:03 pm Yeah, I got hit with the whole BS sales pitches too - by the time my site is even started it'll be almost 6 months from when I'd paid a deposit. Originally we were looking late September/early October - there's no chance I'll be in by Christmas now. Building a Delta 21 at Craigieburn - http://homeofzero.blogspot.com.au/ Deposit: 26/02. Contract: 22/05. Settlement: 29/05. Site start: 18/10. Re: House starting 6Jul 11, 2012 6:32 pm Ahhhh.. I see you're building the Delta 21.. we were gonna build with them and were looking at that house. I have noticed that the volume builders have seemed to be very quick (in our stage), but unlucky for you and I that we have been jibbed in that area. What have you done about the issues? Re: House starting 7Jul 12, 2012 10:18 am Not a lot I really can do about it other than scream "go faster!". Building a Delta 21 at Craigieburn - http://homeofzero.blogspot.com.au/ Deposit: 26/02. Thanks for all that you do! 7 6671 Really tight at the top of the stairs- how to get furniture into those rooms? Study books - does anyone really use them these days? Large storage closet would be more functional. 2 7032 |
